What We Do

Our lettings portfolio consists of over 1,700 student units nationwide. Unlike other student accommodation providers, Xenia Lettings delivers a niche and bespoke service; providing a Student Accommodation experience whilst balancing the needs of private landlords.

Landlord Services – Xenia Lettings specialise in delivering a traditional lettings service, which meets the needs of the buy-to-let student property investor.

Campaign Management – An experienced team of student accommodation marketers arrange campaigns in sync with the annual academic year. Four campaign schedules run throughout the academic year, targeting specific audiences in each campaign. A strategic approach refined through years of analysis.

Collective Marketing – A dedicated marketing team advertise each property through the sub-brand Xenia Students. Although managed individually, all properties are marketed collectively through a multi-platform approach.

MyXenia Portal – All our properties are listed on the “MyXenia” online portal, which allows tenants to book properties instantaneously.

FAQs

Your leasehold is managed through Xenia Lettings who, along with Xenia Estates, operate the brand Xenia Lettings.

Your freehold is managed by Xenia Estates. If you have any queries regarding your freehold management, please email info@xeniaestates.com

Xenia Lettings account for rental income quarterly in arrears. If your apartment is let for the academic year, your first rental income will be made on the 30th November. Xenia Lettings will deduct the relevant Service Charge and Lettings and Management fees before the remittance of the rental income is sent.

It is at the discretion of the local council as to whether your apartment is liable for council tax. As a general rule Students are exempt from paying council tax and tenants are responsible for payment or proving their exemption during a tenancy. During vacant periods the council may charge council tax at their discretion. Please call the Lettings team should you receive a bill or have any queries relating to liability dates.
