In England we offer contracts starting from 44-weeks to 51-weeks. For our Glasgow properties, due to Scottish Law, rolling monthly contracts are offered.
As per the company’s Booking Term and Conditions, all bookings are subject to contract. Our Lettings Team will keep you well informed should your tenant wish to cancel outside of our 14-days cooling off period.
Many students select 44-50 week contracts, thus over the summer period your room may be available for ‘short term lets’. Short term lets are offered at the standard weekly rent with a minimum number of weeks set at 4 to ensure we maximise income for landlords.
Once a student has registered to book, a member of our team will be in touch giving details on our online bookings portal “MyXenia”. MyXenia enables the tenant to sign their contract electronically and secure their booking.
Xenia Lettings do not offer full-length contracts to non-students. However, if your apartment has been let on a 44-week contract, we offer short-term lets to both students and non-students over the summer period.
Xenia Lettings conduct market research annually. Alongside other factors including occupancy rates from the previous years, we determine rental rates for the following academic year. Our annual market research and set rental prices are distributed to landlords.
Landlords are welcome to visit the building to meet with our site staff and view their apartments. It is however important that we respect tenants right to “quiet enjoyment”. We would therefore request a minimum of 48-hours notice to allow us ample opportunity to arrange access with the tenant. Xenia Lettings account for rental income quarterly in arrears. If your apartment is let for the academic year, your first rental income will be made on the 30th November. Xenia Lettings will deduct the relevant Service Charge and Lettings and Management fees before the remittance of the rental income is sent.
Landlords will be notified should they not secure a full-length contract for the academic year. Xenia Lettings will continue to advertise the building, with the aim of letting your apartment for the maximum number of weeks if possible.
It is at the discretion of the local council as to whether your apartment is liable for council tax. As a general rule, students are exempt from paying council tax and tenants are responsible for payment or proving their exemption during a tenancy. During vacant periods the council may charge council tax at their discretion. Please call the Lettings team should you receive a bill or have any queries relating to liability dates.
You will be notified by a member of the Lettings Team should your apartment need replacement furniture.
