Assistant Accommodation Manager / Senior Lettings Negotiator PBSA – Nottingham

Xenia Students are a nationwide student accommodation provider and are seeking an enthusiastic and confident Assistant Manager to work across their four student accommodation buildings based in Nottingham City Centre.

Working closely with the Accommodation Manager based in the City the successful candidate must possess a love for lettings, strong organisation and customer service skills with a desire to take ownership of every task given.

This is an ideal role for an experienced sales focused individual within the property sector to work in the fast-paced competitive student lettings industry.

The Responsibilities Would Include:

  • To achieve maximum occupancy in accordance with the company’s financial objectives
  • To achieve success against KPIs set
  • To manage leads from initial enquiry through to successful application, arranging and attending viewings, following up and managing deadlines in line with the Tenant Fee Act 2019
  • Manage the referencing process including the collation of documents and completion of right to rent checks
  • Co-ordinating the move-in and out process over the busy summer months
  • To assist with routine room inspections
  • To assist with the delivery of vital communications relating to financial procedures and debt recovery procedures
  • To assist in the administration of tenant and building management
  • To provide a high standard of customer service to tenants, customers and external partners, to be the face of the brand for all visitors at reception
  • To maintain and develop excellent relations with our tenants, customers and external partners
  • To ensure the building’s appearance is to the highest of standards
  • To work alongside the social ambassadors to hold social activities for the tenants of the building
  • To ensure parcels are collected and signed for by the tenants
  • To ensure post is delivered in the correct manner by the postal service
  • To assist the head office team with any tenancy issues that may need to be dealt with on site
  • Email management of city inbox
  • To promote and contribute to the company culture

About You:

  • Sales focused
  • Excellent customer service
  • Enthusiasm for lettings
  • Awareness of lettings legislation
  • Understanding of rental accounts and arrears collection processes
  • Ability to manage own workload
  • Ability to work within a team
  • Experience in the student sector is desirable but not required
  • Computer literate
  • Excellent communication skills
  • Excellent organisational skills
  • Excellent administrative skills
  • Due to the nature of the role, it may on occasions be necessary to work flexible hours, especially over the busy summer period.
